הערות: ב1890 הגיע חנקין להסכם עם בעל אדמות חדרה, סלים חורי, לקניית שטח של כ- 30 אלף דונם. הובאו ארבעת השומרים הראשונים, ציון תחילת ההתיישבות בחדרה. בעלי מלאכה יהודיים ניקו ושיפצו את חדרי החאן, כדי לשכן בהם את המשפחות, שחיכו לקבלת אישורים לבניית בתים. השלטון התורכי אסר את עליית יהודים ומכירת אדמות לזרים. האישורים לחנקין התעכבו. הקדחת פגעה גם קשה בפועלים. ב 1896 הושגו רישיונות בנייה בעזרת רוטשילד. החוק התורכי אסר על היהודים לבנות בתי מגורים. נבנו הקירות ללא חלונות כפי שבנו רפתות לבהמות באותם ימים.
